How We Work
From the first call to the final walkthrough — this is the Dezainteria process, exactly as it happens. No surprises. No guesswork. Just a clear path from where your space is to where it needs to be.
The Consultation Call
Every project starts with a conversation — free of charge. We talk through your project: what the space is, what you need it to become, your timeline, and your budget. We ask the right questions and listen carefully.
If we're aligned, we send you a Welcome Kit — a structured document that includes everything you need to know about how we work, along with a detailed questionnaire. Your answers prepare us both for the next step.
No quotes over the phone. We don't price a project before we understand it. The questionnaire is how we understand it.
The On-Site Consultation
$75 – $150 · 90 to 120 minutes (fee varies by site size and location)
This is a professional design assessment — not a sales visit. We come to your space prepared, having already studied your questionnaire and identified what matters most to you.
- Walk the full space and document existing conditions — dimensions, lighting, layout, structural features
- Assess spatial flow, natural light, and any constraints or opportunities
- Understand how the space needs to function for your lifestyle and daily routines
- Review your inspiration images, Pinterest boards, or references together on-site
- Provide initial direction on style and materials
- Identify any required permits, specialist trades, or structural considerations
- Deliver a written summary of findings and recommended next steps within 48 hours
The consultation fee is credited in full toward your design fee if you proceed with a full project within 30 days.
Design Contract & Design Fee
Once we agree to move forward, we sign a design contract and collect the design fee. This contract covers the design phase only — concept, visuals, and full execution documentation. At this stage, the project has not yet been priced in full, as the BOQ and execution scope are produced during the design process.
Design work starts within 48 hours of receiving the signed contract and design fee payment.
Two contracts, two phases. The design contract covers everything up to and including delivery of execution files. Once the design is complete and you decide to proceed with execution, a separate execution and supervision contract is signed — at that point, the full project scope and cost are known.
Layout, Concept & Materials
We begin with the foundation: the 2D floor plan. We present layout options, discuss the spatial logic, and agree on the direction together. In parallel, we develop the mood board and confirm the materials we'll be working with — palette, textures, finishes.
Nothing moves to the visual phase until the layout and concept are approved. This protects your time and ours.
3D Visuals & Renders
With the concept locked, we move into 3D. We produce full renders of every space so you can see exactly how the design will look — materials, lighting, furniture, proportions — before anything is built.
We present the visuals, take your feedback, and make adjustments. Client approval is required before we produce execution files.
This phase typically runs 5 to 7 working days. If the client requests many rounds of changes, the timeline extends accordingly.
The design fee includes 3 rounds of adjustments to the main design. Any additional rounds beyond that are treated as a new design phase and billed separately.
Execution Documentation
Once visuals are approved, we produce the full technical package — everything contractors need to build the project correctly, without interpretation or guesswork.

- Material and finish specifications
- Bill of Quantities (BOQ)
Execution Contract & Payment
Once the full execution file is delivered and you decide to proceed with execution, we sign a separate execution and supervision contract. By this stage, the complete scope of work and project cost are defined — the BOQ and drawings tell us exactly what is needed.
A payment of 50% of the total project cost is required before execution begins on site.
This is a separate contract from your design agreement. It covers contractor coordination, on-site supervision, quality control, and project management through to handover. The remaining balance is settled at handover.
Setup & Contractor Assignment
Before work begins on site, we confirm the execution timeline, review the BOQ together, finalize material sourcing, and assign contractors.
Dezainteria works with established contractor teams we have built long relationships with — they know our drawings, our standards, and how we work. If you have contractors you trust, we work with them too.
Contractor options affect the fee. Working with our own teams is faster and requires less oversight. Working with client-provided contractors requires more thorough supervision on our end, which is reflected in the execution fee. The execution fee itself is flexible — we can structure it according to project scope and budget.
On-Site Supervision
We are on site throughout the execution — not as occasional visitors, but as active supervisors. For standard projects, we visit a minimum of three times per week. For complex work or tight timelines, we are there daily.
On every visit we check quality against drawings, coordinate between trades, catch deviations before they become problems, and keep you updated. You don't need to be on site. That is our job.
Handover
The final 10% is paid at handover — not before. We do a full walkthrough together, confirm every detail matches the design intent, and sign off when the space is right.
You walk in. It looks exactly like the renders. That's the standard we hold ourselves to.
